The lot remained vacant until 1926.

In 1927, Benjamin Lotzkar was living at this address.

The Vancouver City Archives refers to architect Harry Barratt’s plans for Lotzkar house, and suggests a potential design date of 1950. However, the house that appeared in 1928 existed from then until the early 1960s. (Perhaps Mr. Barratt did design the house in the 1920s and the suggested date of 1950 is not accurate, or perhaps he designed alterations or renovations around 1950.)

The house was present in photographs from the 1930s.

The Lotzkar family lived in the house from the late 1940s until the early 1950s.

Benjamin Lotzar died on July 7, 1951 at the Mayo Clinic in Rochester, Minnesota.

In March 1965, the new building was open for rentals. The building was called “Carina” or “La Carina,” and the address was 1937 Pendrell Street.
