By 1875, Zachariah and Ann were living in Buffalo, New York. Zachariah was working as a tailor, along with his brother, John.

In 1880, the Simpsons were still in Buffalo. Zachariah and his brother, John, were tailors.

Zachariah and John Simpson first appeared in the Vancouver directories in 1890. They were living on Beach Avenue, and they operated the merchant tailor firm called Simpson Brothers.

In May 1891, the Vancouver World reported that Zachariah and his brother, John, were about to inherit property worth about $500,000. Zachariah and his family went to Chicago, Illinois to deal with the inheritance.

In the 1890s, the Simpson brothers started another business. They built boats and put up a modest building called “Simpson’s Boat House,” which they used to rent boats to local residents and tourists.

From time to time, the boat house and the public’s use of the beach became the subject of public commentary. In 1904 the city was in the process of expropriating land along English Bay, so that the entire foreshore could become part of a park. The Simpsons hired D.G. Macdonell to represent them. In March 1904 the case went to an arbitrator, who had to decide the value of fair compensation if the city were to take the leasehold away from the Simpsons.

In 1907, the city park board was involved in clearing away some of the “old shacks,” including the place where the Simpsons stored their boats.
